What is the MLS?
MLS stands for Multiple Listing Service — the shared database brokers use to list and discover homes. When your home is on the MLS, it syndicates to Zillow, Redfin, Realtor.com, Trulia, Homes.com, and 100+ other sites. In Dallas–Fort Worth the local MLS is operated by NTREIS, and access is available only through a licensed broker — exactly what EXL Realty Group provides.
How is this different from selling for sale by owner (FSBO)?
With a traditional for-sale-by-owner sale you can't list on the MLS — access is limited to licensed brokers. EXL Realty Group gives you that MLS access plus the syndication, Texas contract forms, and broker support that come with it, for one flat fee instead of a percentage commission. You keep control of your price and decisions; we handle the brokerage side.
Do I need a real estate license or an attorney to sell this way?
No license is required — you're the owner selling your own property, and EXL Realty Group provides the licensed Texas brokerage and MLS access. Texas also doesn't require an attorney to sell a home, though you're always free to consult one for legal questions.
Is EXL Realty Group a licensed brokerage?
Yes. EXL Realty Group is a fully licensed Texas real estate brokerage regulated by TREC (License #9015220), a division of EXL Capital Group, LLC. Your listing agreement is with a licensed Texas broker — giving you the full legal protections of a brokerage relationship.
Does the AI write my listing description for me?
Our AI generates a first-draft, MLS-compliant listing description from the property details you enter — then you review, edit, and approve every word before anything goes live. It's a head-start, not a hand-off, and you always control the final copy. We use AI for listing descriptions only, not for pricing or valuations.
Who represents me in the sale?
EXL Realty Group represents the seller in every transaction conducted through this platform — you have a licensed Texas broker (TREC #9015220) on your side. Unrepresented buyers are alerted to this agency relationship before they submit an offer.
Will my home appear on Zillow, Redfin & Realtor.com?
Yes. Your home is listed on the MLS and automatically syndicates to Zillow, Redfin, Realtor.com, Trulia, Homes.com, and 100+ additional real estate websites within 24–48 hours of going live.
Do I owe any commission at closing?
No. Your flat fee is paid once upfront. You owe zero percent commission at closing to EXL Realty Group — ever. You may optionally offer a buyer's-agent commission, but that is entirely your decision and is not required by EXL Realty Group.
What if a buyer already has their own agent?
Buyer agents can submit offers directly through your listing portal. You decide whether to offer a buyer's-agent commission (typically 2–6%). This is optional — many sellers choose not to. Agents are informed of your terms before submitting.
How long until my home is live on the MLS?
Within 24 hours of completing your listing form and signing your listing authorization electronically — after intake is submitted and required documents are provided. Most listings go live the same business day when submitted before 2pm CT.
What do I need to get started?
Typically a signed listing agreement, a completed Seller's Disclosure Notice (TAR-1406 — which you fill out about your property), and a photo ID. HOA, survey, or title details help too if you have them. Your seller portal walks you through each step.
How do showings work?
Buyers and their agents request showings and you confirm the times that work for you — all plans include showing scheduling and feedback. MLS Plus and MLS Elite include a combo lockbox so agents can access the home for confirmed showings.
Can I make changes after it goes live?
Yes. The MLS List plan includes 10 listing changes (price updates, photo swaps, description edits). MLS Plus and MLS Elite include unlimited changes for the life of your listing.
Can someone help me manage my listing?
Yes. From the Account Access page in your seller portal you can invite a spouse, family member, or trusted person to help co-manage your listing. They sign in with their own account and our team confirms the access before it's active. Co-managers can help manage the listing, but only you — the account owner — can make purchases.
What happens when my listing term ends?
Every plan is a 6-month MLS listing term. If your home hasn't sold by the end of the term, your listing is withdrawn from the MLS and you can renew at the then-current plan rate whenever you're ready. There's never a commission owed at closing.
Can I sell a home I'm renting out, or list it for lease?
Yes to both — every plan lets you list your property for sale or for lease, your choice, with the same MLS syndication. If the home is currently tenant-occupied, you'll coordinate showings around your lease terms and your tenant's rights, and the portal's scheduling tools help you do that.
Is my personal information secure?

Can you list my home in Houston, Austin, or San Antonio?
Today we list homes across the Dallas–Fort Worth metroplex through NTREIS. Coverage for Houston, Austin, and San Antonio is planned for 2026 — reach out and we'll let you know the moment your area is available.
What if I need to cancel?
All plans include cancel-anytime with no cancellation fee or penalty. Request cancellation through your seller portal and your listing is withdrawn from the MLS within one business day.
What areas do you cover?
EXL Realty Group covers the entire Dallas–Fort Worth metroplex through the MLS — including Dallas, Fort Worth, Frisco, McKinney, Plano, Allen, Prosper, Celina, Wylie, Garland, Richardson, Irving, Arlington, Rockwall, Carrollton, Lewisville, Flower Mound, Denton, Southlake, Grapevine, Keller, Mansfield, and all of Collin, Dallas, Denton, Tarrant, and surrounding counties. Expansion to Houston, Austin, and San Antonio is planned for 2026.
